The Dundee/Happy Hollow area is bounded roughly by Leavenworth Street on the south, Happy Hollow Boulevard on the west, Hamilton on the north, and 48th on the east. Today homes in the area are typically valued between $200,000 and $300,000 and are some of the most sought-after in the city.  Their distinctive styles, the tree-lined streets, proximity to good schools and parks, a vibrant retail core, and the sense of “neighborhood” attract families of many demographics.

That was not always the case.  Known as Omaha’s first suburb, development began with four homes in the 1880’s.  It took several developers, the planting of over 2,000 maple trees, an offer of free lots, expansion of the development area, and marketing of a self contained village concept to truly jump-start the development.  By 1915, the area had over 2,500 residents and numerous Colonial, Georgian and Tudor Revival style homes and was annexed as part of the city of Omaha. Today’s residents take pride in the area’s history and continue many traditions—4th of July parades, decorating for holidays, and impromptu potlucks and sledding in the park.
